AI Voice Calling Agents

Outbound calls to US investors and owners

Voice agents that call back leads with per-lead variables, writing transcripts, summaries and sentiment back to the sheet. A Telnyx ↔ OpenAI Realtime media bridge in FastAPI cuts reply latency, with a G.711 pass-through mode that skips transcoding entirely. The bigger lever turned out to be server region: about 20–40 ms added per round trip from US East, against 450–550 ms from Dubai.

Property Ledger

Real estate data engine, 40M+ records

Field mapping across 1,700+ source files, owner/unit matching and de-duplication across registers, loading 40M+ records into PostgreSQL. A React dashboard lets non-technical staff upload raw files and get clean data back. Enriching Property Type from portal data lifted coverage from 40% to 82%, and an audit found and fixed six silent data-corruption bugs, each now pinned by a regression test (155 tests, up from 38).

n8n pipelines for a brokerage

Personalised outbound email with LLM output validated as JSON before sending, sheet-driven eligibility, test mode, status write-back and duplicate protection. Also automated agent deal tracking (WhatsApp → n8n → ranked leaderboards) and AI-made branded social carousels.

Always-on voice assistant for Windows 11 · private repo

Runs entirely on the laptop: openWakeWord and GPU faster-whisper to listen, three answer tiers (instant reflexes, a local qwen2.5 model, Claude Code for real tool work), a cloned voice via Coqui XTTS-v2 with Piper fallback, and a three.js particle HUD in a click-through Electron overlay. Laptop control is exposed to Claude as an MCP server.
